Themed Restaurant Business Plan
This plan includes information about investors as well the basic business plan that will be required to open Full of Bologna, A Taste of North Italy, a restaurant, bar, and lounge at Greensward in Niceburb. The Greensward will be a fully-funded $58 million project. The Gaming Bill, passed by the Stasistate Legislature in April will likely increase traffic to 12,000+ people per day.
Loess Cairn Commons, LLC, created a separate plan called The Greensward. The plan spans over 100 pages. The plan details the business growth and operations. It also outlines infrastructure management. It also includes letters of support from various governors, states and high-level business leaders. A third report (100+ pages) supports this business plan as a Complete Appraisal and Self Contained Report, from CVE Gambier Bay Real Estate Services, Inc., and was prepared for Ms. Kitty Morris, Vice President of First Niceburb Bank.
This business is being built by a hard-working team made up of proven managers.
Full of Bologna serves local customers as well as tourists and casino visitors. Niceburb itself is located between the Warfside Memorial Bridges. The Greensward (where our offices will be located), is a creative mixed-use public/private property on 25 acres at the Stasistate, Historic Niceburb. The property development consists of seven buildings, totaling 191,000 square foot, that include retail, restaurant as well hotel and office spaces.
The Greensward is in the Gigametro-Megametro-Jumbometro supersprawl statistical area along the Stasistate River. The buildings are in Stasistate; the dock and it’s ancillary pier with it’s 17-foot draft is in development, as the development border is at the low mean water line, a boundary set in the days of original settlement.
The Greensward is easily accessed from both the Interstate and state highways. A drive of 45 minutes takes you to reach the population of 3.6 millions. You can find the Amtrak, the metropolitan airport, and a modernized general aviation runway within a short driving distance.
Niceburb is currently undergoing revitalization. It will offer much and people who live there expect the best. Bologna restaurant, lounge and dance will offer a new dining experience to the region. Our friendly staff, excellent food, and fun atmosphere will make us a household name in the area. We will succeed by giving people a combination of excellent and interesting food in an environment that attracts successful people that want to get a little bit more out of life than just the ordinary!
Bologna-filled, A Taste of North Italy, LLC corporation created under the Laws of Stasistate in January, will be established in Stasistate.
Fluno Gurgonzola, who was formerly Executive Chef to the President, and Estate Manager for Camp David’s U.S. State Department is part of the dynamic management team. In Hawaii, Tokyo and Brussels, Belgium, Mr. Gogonzola managed $51million per year for a chain with 37 restaurants. 400+ staff served 5,000 meals each day for the federal governments. His 30+ years of expertise runs from restaurant management for the first family (small) to hands-on single restaurant operational success (medium hard-core work) to global control of a restaurant chain.
Also included are Tsoutsouros Graviera, Vasto Parmigiano, Jr., Severo Sardo, Forli Taleggio (Landlord and former Manager of the Lowland Heights Golf Club, in Stonestate) and Gimli Kefalotiri. They are all experienced in restaurant, advertising and publicity. The management team will also be supported by 26 members of a customer-oriented, team-oriented staff.
Full of Bologna will retain a CPA firm for professional company audits, tax preparation and business consulting to help with setting long-term strategic goals. We are experts in payroll and can collect and pay sales and use taxes (both Federally and multi-state).
Establishment of Full of Bologna provides Niceburb, Border County, and the surrounding area quality family food, entertainment and catering services. It will fit well into the Niceburb Greensward plan and is listed in their business plans and design as building #7. The Greensward, under Gorgonzola – comprises two other projects. There is a restaurant along the river (Jollyjacktar Restaurant & Show) and a spa and hotel with conference and catering services (The Highfalutin Hotel & Spa). The Jolly Jack-tar restaurant and show is second in Cape Flotsom (#1)
Full of Bologna could have a high net value by year four based the current market prices. These projections are conservative and overly optimistic. The company can grow its revenue by a lot if it has good management.
The amount invested by each investor will determine the equity. Our Business Ratios provides a more detailed look.
Ways to minimize risk factors to Full of Bologna’s success include:
- Fund sufficient capital to construct and pay expenses for the initial operation. All investor capital is held in escrow, until the project has been fully funded.
- Keep overhead costs low, which will result in higher bottom line profits. The staff will be multi-skilled, with a continuous training program to ensure they deliver consistent, superior customer service.
- Create a solid customer base. Demographics are key to determining the best location. A full-time employee can implement a marketing campaign that will bring about desired results. Particularly when you are working with The Greensward.
- Involve the community to show how the business will improve your quality of living. To help local civic groups achieve their financial goals, community projects will be created using the bowling center’s facilities. The bowling center will be open to schools, churches, and other groups.
- All payments can be made in cash or by credit card. This eliminates the need to invoice and collect.

1.2 Keys to Success
We will be different from other restaurants by creating a 1400s, Italian High Renaissance, unique dining experience. The unique design of the restaurant and its decor will make it stand out from all the others in the area. Our waiters and waitresses dress will be stunning in period costume. We promise a relaxing atmosphere and fine dining. The expected 12,000-person daily traffic into the casinos will give us serious seating inside as well as covers per day.
Product quality. Not only great food but great service and atmosphere.
The menu is designed to appeal to a variety of clientele. It is international but also offers authentic traditional Bologna recipes and other North Italian cuisines. Of course, we will have all of the American-Italian favorites available as well. Massive meatballs, huge lasagnas, and fresh pasta.
We will have special theme nights like restaurant nights, local artist’s openings, Easter dinners, Columbus Day, Midsummer party, Fourth of July celebration, Labor Day weekend, wine tasting dinners, special ethnic food nights, and smorgasbords. Full of Bologna will have a wide range of clients.
Without exception, controlling costs is key. To maintain and increase their competitive advantage in a highly competitive market, restaurateurs have to look for ways of distinguishing themselves. The founders of Full of Bologna realize this. With its re-development Niceburb needs a place that will fit into the ‘new look’ of the community that is sophisticated and entertaining. This unique concept and atmosphere is not available in other restaurants in the neighborhood, which gives us a window of opportunity and a chance to establish a market share.
