Introduction

Lowland Heights Roadhouse’s long-term vision is to be a temporary lodging, restaurant and bar, as well as an RV park. This will be done by offering a unique experience that combines personal service with the historic Roadhouse buildings and its unique location in the most beautiful part of South Central Weststate. We plan to be more than a great lodging, restaurant, bar and RV Park. We intend to create a place of luxury and comfort that goes beyond the Dusty Corners norm. Expanding our exposure via the Internet and introducing the Greenhorn Valley to people that have not yet discovered this year-round paradise will allow us to maintain a higher than average occupancy rate and above average profits.

Locate

Lowland Heights Roadhouse in South Central Weststate is at the northern edge of the Greenhorn Valley. It’s surrounded by the Ombligo de Dios Mountain range on the east, and the Lost Pony hill on the west. The Roadhouse can be found on Route 173, a major thoroughfare, approximately 52 miles north from Silver Gulch and 47 mi southwest of Friday Falls.

The Company

Lowland Heights Roadhouse is an established Motel and RV Park, and has been in operation for the last forty-four years as Thirsty Creek Lodge and The Lodge at Lowland Heights. After a short period of being established and taking possession, we added a restaurant in order to maintain a steady flow (hunters, tourists, and locals). The business was neglected by the four previous owners, who had only been in the area for about two to three decades. Next spring we are planning to add a full-service coin-operated laundromat (washing, drying, folding, and optional folding ) as well as a self-service car wash with four bays.

The Lowland Heights Roadhouse (dba Golden Cholla Enterprises LLC) is owned and operated by Tory Britts, assisted by Gisli Nygrenyn.

Britts and Njerdginsyn would operate the Roadhouse in September and December as a hunting lodge. It will be open as a vacation resort from January to August the rest of the year. The lodge will be opened year round 24 hours a day, 7 days a week.

Our Services

The Lowland Heights Roadhouse was originally built in 1954. Each room is equipped with either two double beds or one queen bed. Rooms with a second bedroom, or a kitchenette, are also available. There is a full-service restaurant and bar, as well as eight RV sites with hookups. Next spring, we will add coin-operated laundry machines (washing and drying as well as folding), along with a self-service car wash that can be used in four bays. The Roadhouse has an on-site front desk. We plan to add 10 additional motel units next spring, and have already done a lot of work on the buildings.

As the Roadhouse establishes itself during peak season, we plan on expanding our services to Dusty Corners’ and surrounding communities in the off-season. We estimate average monthly fixed costs, including operating expenses and mortgage payment, as presented in the Financial Plan chapter below. We will expand our services to Dusty Corners in the off-season as Lowland Heights Roadhouse establishes itself through peak season.
